DIRECTIONS

West Tytherley is situated in a triangle formed by Salisbury, Andover and Romsey. From Salisbury take A30 towards Stockbridge, after about 3 miles turn right into Firs Road to Middle Winterslow. Carry on through Winterslow and follow sign posts to West Tytherley. On entering the village the property will be found on the left hand side, being one of a row of similar cottages. From Romsey take A3057 north, then left onto B3084 to Mottisfont, turn left and follow through to East Tytherley, and left again to West Tytherley, proceed northerly through village, and the cottage will be found on the right hand side before leaving village on road towards Winterslow.

Tenancy

Assured Shorthold Tenancy, unfurnished, subject to formal application £775 per calendar month

NOTES TO APPLICANTS:

1) Viewing is strictly by arrangement with the agents.

2) No pets or smokers

3) The first two month's rent will be payable in advance and the rent to be paid by Bankers Standing order, monthly, in advance, from the commencement of the third month so as to be received on the due date (4 days before).

4) No deposit will be taken, but the tenant will be responsible for normal dilapidations which shall be paid within 14 days after the end of the tenancy.

5) The tenant will be required to pay one half of the cost of preparing the tenancy agreement and schedule of condition prior to the commencement of the tenancy. Such half cost will be £130.

6) The tenant will be responsible for the payment of Council Tax and water service charges direct to the appropriate authorities. Council Tax Band E

7) Application Procedure. The applicant will be required to complete a comprehensive tenant questionnaire and submit to this office together with an administration fee of £50 to cover the costs of processing such application. Additional applicants or guarantees should complete an additional application form and submit with a cheque for £50 per person. Applicants will be required to demonstrate that they have an annual income of at least 30 times the monthly rent. DHSS Benefits will not normally be taken into account. If the applications are acceptable in principle to the Landlords, the applicants will be notified thus, and references will be taken up. If the application is not acceptable in principle to the Landlord then the applicants will be notified thus and cheques submitted with the application form will be returned. Once references have been applied for there will be no refund of the administration fee, whether the tenancy is finally granted to the applicant(s) or not.
