DIRECTIONS

From Salisbury take main A30 London Road, after about 3 miles turn right signed to Pitton, follow through Pitton and on to Farley. On approaching Farley, the site will be found on the left hand side just before the first T-junction. Look for Sale Board.

From Andover/Winchester, take A30 towards Salisbury, turn left at The Pheasant Hotel towards Pitton, and follow above directions.

SITE PLAN:
The Site Plan contained with these Particulars at scale 1/1250 has been obtained from the current Ordnance Survey Digital Series, and whilst it is believed to be accurate, purchasers should take whatever measurements on site they feel necessary for the proposed development. The four corners of the land to be sold are pegged on the ground. In the event of any dispute as to the position of the boundaries the Selling Agents decision shall be final.

PLANNING:
The Site lies within the Housing Policy Boundary of Policy H16 of Salisbury District Local Plan June 2003. An informal written enquiry has been submitted to the Planning Office to obtain comment on the type of development likely to be preferred and any factors that should be taken into account. Copies of the relevant parts of the Local Plan are available from this office, and copies of the reply to the written informal enquiry will be available when received from the Planning Office.

COVENANTS:
The purchaser will be required to enter into a restrictive covenant not to use the land in such a way as to create a nuisance to the vendor's retained land. 

The purchaser will be required to erect and maintain thereafter a post and three rail fence with two strands of barbed wire on the outside to a good standard of workmanship between points A-B-C on the plan within one month after completion of the purchase. 

METHOD OF SALE:
Offers are invited for the purchase of the site subject to a conditional contract on the following terms:

1) There will be a non returnable deposit of 3% of the purchase price payable to the vendors on exchange of conditional contracts.

2) The purchaser shall submit a detailed Planning Application in accordance with the sketch scheme within five weeks of exchange of the conditional contract. All plans to be subject to the approval of the vendors (such approval not to be unreasonably withheld).

3) The contract will be conditional upon the grant of planning consent within 6 months of the date of exchange of conditional contract.

4) Completion shall take place 4 weeks after the grant of planning consent by the Local Authority.

5) If planning consent is not granted, the purchaser can give notice within 2 weeks to rescind the contract, but the deposit shall not be returned, or alternatively proceed to complete the purchase of the property.

6) Time will be of the essence.

7) If the purchaser rescinds the conditional contract, the purchaser, on giving notice of rescission, will be required to hand the vendors signed applications to cancel any entry made by the purchaser in the Land Charges Register or the Land Registry which it has registered pursuant to the conditional contract or otherwise.
