DESCRIPTION:  The land comprises two pony paddocks extending to approximately 1.93 acres total and situated either side of an access track over which a right of access will be granted as shown on the plan marked green. A further right of access will be granted by the Vendor in so far as they have enjoyed access over the section marked green just to the north of the land. The area of land between that and the highway is understood to be owned by the Highway Authority and forms part of the highway verge. The paddocks are immediately to the south of the A30 giving good road access and there are delightful views to surrounding downs and the famous “Badges” to the south. Riding out from the land to the nearby downs is possible by riding a short distance along the A30 giving access to a nearby bridleway.
SERVICES: There is a water trough close to the access off the A30 which is marked with a T on the plan in the first paddock. This trough will be included within the sale however the water supply is currently from the adjoining Buxbury Farm. An informal arrangement may be possible into with the Vendor who owns Buxbury Farm to continue to supply water to this trough alternatively the purchaser would need to either provide water from mobile trailers or connect in to the main water supply which is understood to be in the A30 subject to usual consents.

RIGHTS OF WAY:  A 4.572 metre access for all purposes will be granted across the track way to be retained by the Vendors as marked green on the plan and pegged on the ground. The purchaser will be responsible to provide gates to each paddock to utilise this access.
